The expense lines follow the developer's own assumptions: short-let is costed on Full Service at 20% of revenue, long-let on Half Service at 10%, both set out below. Long-let further assumes an unfurnished twelve-month tenancy. These are targets based on current market data, not guarantees.

Wellness hub

What the shared hub is for

The hub is not an amenity list. It is the argument for why a villa here should let better than the same house built alone on its own plot.

  • Residents' breakfast

    At the café

The restaurant will run a breakfast programme for residents, available through vouchers. It is the sort of hotel-grade convenience families and short-stay guests book for, and the sort a villa standing on its own cannot offer at all.

  • Gym membership

    Flexible terms

A shared gym with flexible memberships that owners can extend to their guests — aimed squarely at the wellness travellers and long-staying remote workers who fill this island's shoulder months.

  • Workshop salas

    Retreat bookings

Covered yoga salas and open-air workshop spaces inside the village, sized for retreats — the island's most reliable source of multi-week, whole-villa bookings.

  • The developer publishes no figure for what the shared facilities add to a nightly rate, and none is assumed in the returns tabled above. Both the breakfast programme and the gym are planned rather than operating.
