01

Hin Kong

The west coast, facing the sunset, quiet and residential. Four hundred metres to Hin Kong beach and five minutes' drive to the water, with a canal running along the north edge of the site. A bar and restaurant strip, a school and a hospital are all within a few minutes; Thong Sala, the island's main town and ferry port, is about fifteen.

02

Why demand holds

The island draws three groups that peak at different times: wellness and yoga retreats, long-staying remote workers, and families. Add the Full Moon and Half Moon parties on the far side of the island and the result is unusually flat seasonality. Hin Kong runs at roughly 75% annual occupancy, the highest rate on the island.

03

The market

Property in the area has appreciated around 400% over the past decade, and rental revenue has grown roughly 17% year on year even as new supply arrived. The island sits inside the Gulf of Siam, which is sheltered — tsunami risk here is minimal compared with Thailand's Andaman coast.

Occupancy by area

The west coast runsfuller than the rest

Occupancy across Koh Phangan is not evenly spread. The darkest band on this map — above 75% annual average — runs down the west coast through Hin Kong, where TerraVida sits. It is the highest-performing area on the island, and the reason the rental case here differs from the same house built ten minutes inland.
